May 2012 

Samui has entered one of its off peak times , the children are now back at school and thing get a little less hectic .

Rentals properties are still strong ,especially people requiring long term rentals. Property prices have tightened a little, specially in the lower end of the market which has not seen much restriction till now .

If one is thinking of buying a Villa ,Condo ,now is certainly a good time to be looking ,as its before we return to one of our more active periods July ,August.

The progress of the 2 large Condo development presently under construction has passed the ¾ mark, with property sales now moving towards the 70%. With both these looking at completion before Christmas. Land clearing in a number of areas suggest that there will be a number of new commercial ventures coming on line soon.

We hear it so many times in the property world; Location, Location, Location! The other fundamental is Timing.

When is the time? It is Now. This could not be more correct than today. With prices having surged since 2009 in Pattaya, Phuket and Hua Hin, it’s only a matter of time before the focus shifts back to Koh Samui.

Prices when compared with the other major Tourist centers in Thailand are sluggish and new projects coming on stream are few, where in comparison the other centers have much activity and excitement causing prices to move up. Entering those markets now there is a price premium to be paid, whereas in The Samui market good priced property is still to be found.

This will not last for long as property purchasers look around for better priced property will find it hard to resist what they find in Koh Samui. What also stands out is the environmentally responsible attitude that that has being followed by the authorities, so as to retain that Tropical Island flavor.

March 2012

Work has again started on the road system in Koh Samui with the tar sealing of the outer Ring Road starting from Bophut going through to Bangrak. This is a continuation of the sealing of the Ring Road started 2 years ago.

 

We also have a new challenger to the 7-11’s and Family Mart ‘s in the form of Tesco Express, a small localised version of the Tesco Lotus shopping center group.

 

Property prices are holding even after the surge of sales over the holiday season; however we expect them to lift shortly as there are a number of projects that are coming to an end, particularly in the Condo market. Villas in the lower market price range are still in short supply.

 

Land prices also have shown no sign of softening with shortages of good available land close to all amenities. Songkran, the Thai New Year and Water Festival, is shortly to be upon us so hotel bookings are again looking good for that period.
